Every week I am asked what are the current mortgage rates, I've attached a graph which which will show you those numbers. 30 Year Mortgage Rate is at 3.58% compared to 3.59% last week. With lower home prices than Silver Lake and Los Feliz, Eagle Rock has been a popular neighborhood for buyers. The average home in Silver Lake and Los Feliz is $800K+, Eagle Rock's average home price start at $500K. Let's not forget the close proximity to the hipster York Blvd. The Blvd has seen a revival of shops and new restaurants. As far as schools, Eagle Rock has one of the best schools in the North East LA area. The campus of Occidental College better known as OXY also resides in Eagle Rock. Since 2009, home prices have risen on average 15% - 20%, my advice is to buy now. The interests are still low. Call me or send me a message, I would gladly assist you with any real estate questions.

A small gesture will go a long way

What a surprise I got when I gave the keys to my buyers. The listing agent left a little gift for me inside the home they had just purchased. This is a very relationship base business, but it's uncommon for agents to give each other gifts after the sale. After a close deal I usually do so for my clients but not to the other agent. 52 Week Money Saving Challenge

      By now, in our third week of 2014, you probably have your gym routine set. You either go in the morning or after work. You are eating healthier and or juicing. You know what muscles to work out on each day. But have you put some thought about setting a routine for saving money?
      According to Adriana Amato's article - Financial experts advise people to save six months to a year of their annual income. Saving that amount can be overwhelming for a lot of Americans who don't by nature save money for the future. The 52-week savings plan is less intimidating and is fairly easy to do.

This is perfect to help save for Christmas next year or a small family vacation. Another great way to do this would be to do this challenge for your kids. Start a savings account for them for when they are older!

All you have to do is check off each week and deposit the amount shown on the picture above. I've posted the Challenge on my office board. It will be a constant reminder to do so. My plan is to save the amount every Monday, eventually it will be a great money saving habit By the end of the year you will have $1,378 saved!

Q. Should I include a sewer line scope as part of my home inspection?

This question has been brought to my attention several times while selling homes. I found this article and wanted to share it with you guys. It will explain the importance of including a sewer line scope inspection with your home inspection. Check out the video of one of my client's inspections.

Very few first-time home buyers ask for a sewer inspection before buying a home. Sewer inspections are not something most buyers think about. They know to get a home inspection, but sewer lines are almost an after thought, if it crosses a buyer's mind at all. Yet it's one of the most important inspections a buyer of older homes should conduct. The time to find out if a sewer is faulty or needs replacement is before buying a home, not after the fact. I recommend to all my buyers that they obtain a sewer inspection if the home is older than 20 years. Although the sewer line may be fairly new as compared to homes built before 1950, for example, tree roots can still clog up a 20-year-old sewer line.
